You receive the loan amount less upfront fees. The annual cost uses equal monthly payment dates. Interest is calculated on the reducing balance.

BEHIND THE NUMBERS

How this calculation works

Net cash received = principal − upfront fees. For reducing balance, EMI uses the monthly rate and term. For flat interest, EMI = (principal + principal × annual rate × years) ÷ months.

A bounded numerical solver finds the monthly rate whose discounted EMIs equal net cash received. Nominal cash-flow APR = monthly IRR × 12. Effective annual cost = (1 + monthly IRR)^12 − 1.

This model assumes one initial disbursal, equal month-end payments and no balloon, moratorium, late fees or financed charges. Regulatory APR with actual dates can differ; use the lender’s Key Facts Statement.

A FEW USEFUL ANSWERS

Before you make a plan

Flat interest continues to use the original principal even while you repay it. A reducing-balance calculation charges interest on the amount still owed.

No. They reduce the initial cash received in the IRR calculation and appear once in total borrowing cost. They are not added to the EMI principal.
