BEHIND THE NUMBERS

How this calculation works

Initial EMI uses the standard monthly reducing-balance formula. Every month first accrues interest, then pays the scheduled EMI, then applies extra payments. The final payment is capped at the amount due.

Annual lump sums are paid in months 12, 24 and so on. The scheduled EMI increases in months 13, 25 and so on. Prepayment reduces tenure; this tool does not recast the EMI downward.

Fee = actual extra principal paid × your fee percentage. It is additional cash outflow, not financed into the loan. Net saving = baseline interest − strategy interest − prepayment fees.

Only if you enter that EMI amount as the annual extra payment. The simulator lets you enter any budget, subject to the remaining balance.

This tool makes no blanket assumption about legal eligibility. Enter the costs that apply to your lender, loan type, purpose and dates after checking the loan terms.
