BEHIND THE NUMBERS
For a monthly reducing-balance loan, EMI = P × r × (1 + r)^n / ((1 + r)^n − 1), where r is the nominal annual rate divided by 12. At zero interest, EMI = principal / number of payments.
Payments occur at month end. Interest is assumed unchanged throughout the loan; processing fees, insurance, prepayments, rate resets and lender-specific day-count conventions are excluded.
A FEW USEFUL ANSWERS
Not necessarily. Actual payments may reflect lender rounding, disbursement timing, fees and rate resets. Refer to your sanction letter and amortisation schedule.
No. That decision needs a comparison of borrowing costs, tax, liquidity and investment risk; an assumed investment return should not be treated as certain.
